Building a new Home

It is an exciting moment when you decide to build a new home. With IHS feel confident in your decision, we will inspect your new home at all phases of construction, from the foundation to a final walk through. An IHS representative will teach you vital information about holdback funds, your first year warranty coverage and your rights and responsibilities of a owner of a new home. Save headaches, time and money!

We inspect the building of your home at all stages of construction to minimize material and workmanship deficiencies.
To help you complete your final pre-possession report identifying problems to be repaired by the builder under the first year warranty. This according to all performance and industry standards, and prior to taking possession of your home.
To help inform you in a timely manner of your rights and responsibilities with regards to “holdback funds”.
To give you a general overview of the systems and equipment in your home to help you better understand how to take possession and responsibility from the 1st year on.
To clarify and answer your questions with regards to your home, its structure, preventative maintenance, etc.
To help you understand your 1st year warranty and your subsequent extended warranty, its policies, and standards that will protect your home, now and in the future.

To mediate conclusions or settlements arising from any dispute, using our “Problem Resolution Model”. This will include providing the knowledge and information necessary to bridge differences, build trust, and create a final solution for the problem.

4. Determine Most Cost Effective Direction

Qualify the responsibility and organize the proper response to the dispute.
Buyout in\lieu of warrantable repairs.
Breakdown of entire cost summary for repairs including labor, parts, mileage and travel, sub trades, and any mediation or consultation.

5. Initiate and Complete Repairs

Organize sub trades with customers, builders and warranty providers.
Organize all parts available at time of repair.
Complete all necessary paperwork, billings, waivers and disclosures.

IHS provides a complete report of the identified problem, qualify responsibility, written evaluation of the most cost effective repair solutions, estimated quote, & photos of the problem. We provide follow up inspections, on going sub trade coordination for complicated or extensive repair issues, as well as mediation and consultation between disputing parties.
